If you are looking to make your next real estate investment or buy your first home, there are three Philadelphia neighborhoods that are up and coming in 2020 you should look in. Since the real estate market is always changing, different Philadelphia neighborhoods peak at different times. For the next year, we predict that these three Philadelphia neighborhoods will become popular and increase in value.
Cobbs Creek
Cobbs Creek is located in West Philadelphia. It’s boundaries consist of Market Street south to Baltimore Avenue and 52nd Street west to Cobbs Creek Park. The neighborhood received its name from the beautiful park that runs alongside the neighborhood.
The market in Cobbs Creek is full of well-maintained two-story row homes at affordable prices. With more development taking place in West Philly and moving west of 52nd Street, Cobbs Creek is in the path of this new development, which mean property values will rise eventually.
This neighborhood has excellent public transportation, as it is located just below the Market-Frankford Line that goes directly to Center City along with the 34-trolley line.
East Mt. Airy
East Mt. Airy is the little sister of West Mt. Airy, but with some more affordable housing options. Its boundaries consist of Stenton Avenue west to Germantown Avenue and Cresheim Valley Drive south to Washington Lane. Germantown is also a nearby neighborhood that shares similar qualities.
East Mt. Airy is home to a large and bustling business district, which means lots of retail, office locations, and restaurants are located here. The real estate market is full of a variety of affordable homes. Home buyers and investors can purchase rowhomes to twin homes to single home colonials. This is the perfect neighborhood to buy a starter home in and work your way up to a larger home later on all while staying in the same neighborhood.
The Chestnut Hill East Regional Rail line has two stops in East. Mt. Airy so residents can easily travel to and from Center City. This Philadelphia neighborhood is also home to many parks and green spaces.
Harrowgate
Harrowgate is one of the newer Philadelphia neighborhoods making its way to the real estate scene. It is located in East Philadelphia passed Fishtown and Kensington. Its boundaries consist of E Sedgley Avenue south to Collins Street and Allegheny Avenue east to Butler Street.
Formerly an industrial district, Harrowgate has seen some development in recent years. Old warehouses and factories are being converted into lofts and apartments. It’s directly in the development path coming from Fishtown, which means it’s a great place for investors to buy.
Getting to Center City is a breeze thanks to the Market-Frankford Line that runs through the neighborhood. There is also Harrowgate Park, which provides a large green space where residents can relax and soak up some sun.
